About the Kona Palisades Area

Kona Palisades is both a community and a singular development located within it, named Kona Palisades Estates. The community in and of itself is located between the Queen Ka'ahumanu Highway (west) and Mamalahoa Highway (east) in the North Kona district. Kona Palisades is centered on Kaiminani Drive, which runs east to west, and is the easiest point of access for residents and visitors.

One of the most notable features of the Kona Palisades neighborhood is its location close to Kona International Airport. Traveling from the furthest point of the community to the airport takes roughly 10 minutes by car, although there is also a bus route that runs through Kona Palisades. To the southwest is the resort community of Kohanaiki, and to the north is the beautiful area of Kukio.

Real Estate in Kona Palisades

This community is quite popular because of the variety of homes tucked away into quiet, hilly streets. Encompassing a relatively large area, Kona Palisades has real estate that ranges from more affordable single-family properties all the way to larger, more luxurious estates.

Typically, homes for sale at the base of the hill, and those located right on Kaiminani Drive, tend to be smaller, more compact properties. This is in regards to both home and land size, and as a result, these properties are generally more affordable. The homes in the area of Ku'uleialoha Circle and Maheu Circle have more of a suburban feeling—with wider roads, larger properties, and exceptional landscaping.

There will sometimes be vacant land for sale in the area of Kona Palisades. If you’re looking to build your dream home, this exclusive area could be the perfect option for you. Alternatively, the southern area of Kona Palisades is home to properties on very large lots, allowing for a more private lifestyle.

Homes for sale in Kona Palisades generally become bigger and more luxurious towards the Mamalahoa Highway. These properties are located on winding, residential streets, and it is not uncommon to find two story homes in this community. Homes here are built not in ultra-contemporary designs, but rather in quaint and charming Plantation architectural styles, amongst others.

Kona Palisades Highlights and Amenities

As previously mentioned, Kona Palisades is located just minutes away from the Kona International Airport. As well, homes in this community overlook the ocean beyond.

There are a number of small, local businesses within the community itself, plus a well-sized convenience store. One of the better known attractions is the Vanillerie—a vanilla farm located on Laui Street. Just to the north of the community is the Makalei Golf Club, which is known for its beautiful scenery and ocean views.

Avid hikers in the area enjoy the Kona Cloud Forest Sanctuary and the various trails within the area. Experience the miles of trails within the reserve and experience the lush, untouched jungle and native plants.

Kona Palisades residents are also close to the area’s beaches. Wawaloli Beach Park is where you’ll find the stunning tide pools that draw many to the area. Other nearby beaches include O'oma Beach, Kohanaiki Beach Park and Pine Trees Surfing Beach (located in the same general area), and Honokohau Beach. Of course, there are numerous beaches to explore around the island—and most are easily accessible by car.

Als within the area are a variety of aquaculture farms that are well-loved by tourists. Garden Eel Cove, a dive site located not far from the airport, is where you can see amazing manta rays—named “Manta Ray Heaven” after dark!
