Where I’d Actually Live in Kona If I Retired Today
If I woke up tomorrow and decided I was retiring in Kona, the first thing I wouldn’t do is start looking at homes…
I’d start by figuring out how I actually want to live.
Because what I’ve seen is that a lot of people come here, fall in love with the views, the weather, the idea of being in Hawaii, and then they choose a home based on that emotion. But a few months in, they realize that their day-to-day lifestyle doesn’t match the location they picked.

And if there’s one thing I’ve learned working with people moving to Kona, it’s that the right area matters just as much, if not more, than the right home.
I’m going to walk you through exactly where I’d choose to live in Kona if I were retiring today, and more importantly, why each of these areas fits a completely different version of retirement.
Because here’s the reality…
Retirement in Kailua Kona isn’t just about slowing down, it’s about redefining how your days actually look. It’s about whether you want to wake up and walk to the ocean, or wake up to cooler air and quiet mornings in the hills. It’s about whether you want energy around you, or space away from everything.
I’ve seen people choose oceanfront condos thinking that’s the dream, only to realize later they wanted more privacy and less activity. And I’ve seen others move upcountry for peace and space, only to find themselves driving more than they expected and missing that connection to town.
So what this really comes down to is not which area is better…
It’s which one aligns with how you want to spend your time every single day.
Because once you get that right, everything else falls into place.
Number 5: “Ali‘i Drive is about convenience and coastal living.”
Now if you’re someone who wants to be close to everything, Ali‘i Drive is one of the first places I’d look at.
This area offers that classic Kona experience, you’re right along the coast, you’ve got ocean views at sea level, and in many parts, you can actually walk to restaurants, shops, and beaches.
What I like about this area is how easy life feels. You don’t have to think too much about logistics, everything is nearby, and there’s a strong sense of activity around you.
But at the same time, that convenience comes with trade-offs. There’s more traffic, more tourism, and less privacy compared to other parts of Kailua Kona.
So this works really well for someone who wants a social, active retirement, where everything is within reach.
And as you move slightly away from that central activity, the lifestyle starts to shift.
Number 4: “Keauhou offers a more balanced, resort-style lifestyle.”
Now Keauhou is where things start to feel a bit more controlled and relaxed.
You’re still close to the coast, but you also get slightly higher elevation in some areas, which brings in tradewinds and more comfortable temperatures.
This area is known for golf, snorkeling, and resort-style living, and what stands out to me is that it offers a nice balance. You’re not right in the middle of the busiest parts of Kona, but you’re still close enough to access everything easily.
For a lot of retirees, this ends up being a sweet spot between activity and peace.
And once you move further up from the coast, the environment changes again in a big way.
Number 3: “Holualoa is about space, privacy, and a completely different climate.”
Now Holualoa is one of the most unique areas in Kailiua Kona, and it feels very different from coastal living.
This is upcountry, known for coffee farms, art galleries, and a cooler, mistier climate.
What stands out here is the sense of space and quiet. You’re not surrounded by tourists or busy streets, and there’s a strong local and artistic community.
But this lifestyle requires a shift. You’re driving more, you’re further from the ocean, and the weather isn’t always that bright, sunny Kona feel people expect.
For the right person, though, this is exactly what makes it special.
And from there, we move into something that feels a bit more practical and grounded.
Number 2: “Pualani Estates is where real, everyday Kona living happens.”
Now Pualani Estates is what I’d consider more of a true residential community.
It’s mid-elevation, so you still get ocean views in many areas, and the homes are often terraced in a way that maximizes those views.
What I like here is that it’s made up of more year-round residents, not just vacation homes, so it feels more like a neighborhood than a destination.
At the same time, it doesn’t have that resort or luxury feel you’ll find in other areas. It’s more about practicality, value, and long-term livability.
So for someone who wants a stable, community-oriented retirement without the premium pricing of coastal areas, this can be a really strong option.
And then at the very top end of the spectrum, there’s something completely different.
Number 1: “Kohanaiki is a fully curated luxury lifestyle.”
Now Kohanaiki is in a category of its own.
This is an ultra-luxury, private club community right along the coast, offering golf, tennis, and a fully managed lifestyle experience.
What stands out here is the level of control and exclusivity. Everything is designed, maintained, and curated, so you’re not just buying a home, you’re buying into a complete lifestyle.
But that also means a much higher cost of entry, and a different kind of living experience that’s more structured and less connected to the broader Kona community.
For high-net-worth retirees who want privacy, service, and convenience at the highest level, this can be an ideal fit.
Bonus Tip: “In Kailua Kona, elevation changes everything.”
One thing I always emphasize is that in Kona, elevation plays a huge role in your experience.
It affects temperature, airflow, views, and even how connected you feel to the ocean and town. So choosing where to live isn’t just about the home itself, it’s about understanding how that location shapes your daily life.
Final Thoughts
At the end of the day, if I were retiring in Kona, I wouldn’t be asking which area is the most popular…
I’d be asking which one feels right at 7am on a normal Tuesday.
Because that’s what retirement really becomes, not the big moments, but the everyday experience of where you are and how you live.
