Kailua Kona Real Estate – Time to Sell????

For the past several months we have been getting asked, when is the best time to sell a property here in Kailua Kona, Hawaii?
In today’s video we are going to discuss a few things to consider on when is the best time to list and sell your property here in Kona.
When selling a property here in Kailua Kona, timing can make a big difference in both activity and demand.
First and foremost, the right time to sell your property here in Kailua Kona can be different for everyone depending upon their specific situation. Unlike some areas on the mainland, properties are bought and sold in Kailua Kona all year round.
So with that being said, the “best” time to sell real estate tends to be different than what you may have experienced on the mainland. In many of the states on the mainland, the “best” selling season is usually late spring and early summer when the majority of people list and sell their homes.
Here in Kailua Kona on the Big Island, the winter months of January thru April are the busiest months for selling real estate, because that is when we see the biggest influx of seasonal tourists and buyers visiting the island
Especially those “snowbirds” who are trying to escape the cold weather on the mainland. People visiting Kona during this time of the year tend to have the financial means to buy real estate since this is the most expensive time on the island for both hotel rooms and vacation rentals.
So, if we were considering selling one of our properties here in Kona and considering when the best time to list and sell our property based solely on the seasons and visitor traffic, we would definitely list our property right after the 1st of the year and no later than March
There are other factors that would indicate that this winter in particular is a great time to list and sell your property here in Kailua Kona. the election is over and History has shown that over the past 10 out of 11 presidential elections home prices have increased as well as sales the year following a presidential election.
Yes, It’s common for buyers to hold off on making any major financial decision until after a presidential election so they have certainty and feel more comfortable making big investments, such as buying a home.
Another big factor to consider when deciding when to sell your property here in Kona is Mortgage Rates.
Mortgage rates have been fluctuating over the past 2 years and after a nice decline this past August, rates have been trending upwards which in turn has resulted in cooling off buyer demand.
However, many financial experts believe mortgage interest rates will come down in the near future and as those rates drop, we should see more buyers re-entering the market and home demand will increase
No one knows for sure when and how rates will drop since we don’t have a crystal ball, but if you are considering selling your property, timing it around even the anticipation of a major mortgage rate drop could work to your advantage by attracting more buyers who desire better financing. Again, this points to January thru April as a great time to sell your property here in Kailua Kona when there is peak demand
